No. Under your lease, utilities must remain active through the full lease term with no exceptions. The A/C must also stay on and set to no higher than 78°F. Setting it higher or turning it off can lead to damage to the HVAC system and the home, and may contribute to moisture or mold issues.
Yes. Tenants are responsible for setting up all required utilities (water, trash/sewer, and electricity) in their name before the lease start date. You must email proof of account setup or confirmation to management prior to move-in.
You’ll receive a rental agreement form from management that Wellborn SUD requires for water service. Fill in your information on the form and submit it to Wellborn SUD along with their service application. Keep a copy for your records and send confirmation to management.
First, confirm the email address on file with management. Then check your spam, junk, and “promotions” folders and mark any messages from management as “not spam.” If you still aren’t receiving emails, notify management so they can verify your profile and resend key information.
Portal activation is required to log in and view documents, statements, and notices online, but emails are sent to the address on file. Activating your portal is strongly recommended so you can easily track communications, payments, and maintenance requests in one place.
No. Please do not text any phone numbers you may have used in the past. Please use the rental text thread you opted into through the tenant portal for all questions and communication. Messaging through that thread allows our management team to keep clear records of every conversation, track requests, and ensure nothing is missed if staff members are unavailable.
You remain responsible for rent, utilities, and property care through the end of the lease or until any approved early-termination arrangement is completed. You must follow the standard move-out process, including returning keys as instructed and leaving utilities and A/C on per the lease.
There is a black dropbox located on the side of the metal building located at 1500 Bluebonnet Dr College Station TX 77845. Please place all keys (home, mail, etc) in an envelope or ziplock bag with your name address clearly labeled. Once keys have been dropped please send us a text so we can arrange pickup.
Payment & Billing FAQ’s
Late fees do not begin until after the 4th of the month, as outlined in your lease. However, any unpaid balance is still due, and you should submit payment as soon as possible to avoid late charges.
